Roof inspections and maintenance plans for commercial and Multi Family properties

A commercial roof maintenance plan puts your roofs on a schedule: regular inspections, checks after severe weather, and written findings you can plan around.

Why scheduled inspections

Catch problems early

Open seams, loose flashing, and blocked drains are easier to fix before water reaches a tenant space or a resident's ceiling.

Plan the budget

Written findings, visit after visit, help you plan repairs and replacement instead of reacting to leaks.

Records after a storm

Photos from earlier visits give you something to compare against when a storm has passed through.

Who it's for

Property and facility managers, building owners, and HOA and condo boards responsible for one roof or many.

What a plan includes

Each plan is set up around your buildings, and we can adjust it to fit them. Here is how a plan works.

Two scheduled inspections a year. Common industry practice is to inspect a commercial roof at least twice a year, typically in spring and fall. We put your roofs on that schedule.

What we check on each visit. The roof membrane or surface, seams and flashings, penetrations such as pipes and vents, drains, scuppers, and gutters, the curbs around rooftop equipment, and signs of ponding water or leaks. Where we can get access, we also check the ceilings inside for signs of leaks.

Minor upkeep included. On each visit we clear debris from drains, scuppers, and gutters.

A written condition report after every visit. Photos and a written list of findings, building by building, so you can see what changed since the last visit.

Checks after severe weather. After hail or high wind in your area, ask us for a post-storm check of the roofs on your plan, and we'll schedule it.

Repairs quoted separately. When a visit finds a problem, you get a written repair estimate for it. You decide what gets repaired and when.

For Multi Family communities

A plan can cover every building in the community. Residents are notified before we're on site, and the work is scheduled around them.

When findings turn into repairs, the same team can coordinate the work across the whole community, roofs and exteriors. See Multi Family roofing and exteriors.
